ESTABLISH YOUR BUDGET
Consult a mortgage adviser to help you set a solid, achievable budget. If you have a home to sell, contact an estate agent for a valuation so you know what it’s worth. You can then seek financial advice with the figures you have.
FIND YOUR HOME

LEGAL MATTERS
To reserve, get a mortgage, and purchase a new home, you must appoint an advocate/conveyancer to act on your behalf. We recommend you have one in mind ready for reservation.
RESERVE YOUR HOME
Once you’ve found the plot/property you want to buy from Hartford, it’s time to make it official and reserve your property. We will help you fill in a reservation form and explain our customer charter to you. You will need a valid passport, photo ID, and recent utility bills to prove your current address. IMPORTANT: Please be aware that the reservation fee is non-refundable if the purchaser is supplied a price at the time of reserving
APPLY FOR A MORTGAGE
Having agreed your budget, you should now be in a position to formally apply for a mortgage as long as your reserved plot is within 6 months of completion. We recommend you shop around or use a mortgage broker/independent financial adviser.
EXCHANGE CONTRACTS
Exchange of contracts legally binds you to buy your new home, and us to sell it you. From this point, any choices can be conferred and finalised unless other arrangements are made (i.e. pro-forma payment and agreement). Stay in touch with your advocates to ensure they are on target to exchange contracts.
INSURANCE
You must arrange private contents and homeowners’ insurance. This will often be required as a condition of receiving a mortgage offer. It is also worth noting that every Hartford home is covered by an NHBC insurance policy, which insures your 10% deposit up to £100,000 and covers the property’s structural integrity for 10 years.
CHOICES & OPTIONS
Depending on the stage of construction, there may be customisations you can choose from such as kitchen finishes or an upgrade package. If choices are made before exchanging contracts, you will need to pay for any costs upfront. For any choices made after exchanging contracts, costs can be added to the completion settlement.
STAY IN TOUCH
Regular communication helps everything happen as smoothly as possible. We will let you know estimated dates as we approach completion. If you have any queries or concerns, please don’t hesitate to let us know. It’s also essential to keep your advocates and mortgage provider up to date.
COMPLETION
Once we have completion and finalisation certificates from the Building Control department and the NHBC, we will issue them to your advocates and request completion. This will usually coincide with your agreed ‘move-out’ date.
