We’re seeking an experienced Contracts Manager to join our busy team at Hartford Homes, one of the Isle of Man’s leading property developers.

The successful candidate will take ownership of multiple residential new-build housing developments across the Isle of Man. You’ll be responsible for driving delivery across programme, quality, health & safety, commercial performance (in tandem with our commercial manager), and customer/aftercare, ensuring each scheme is delivered efficiently and professionally from mobilisation through to completion and close-out.

With a strong pipeline of work, this role suits an individual confident in managing multiple live sites, leading teams, and making decisions to keep projects moving.

This is a hands-on, evolving role. While the responsibilities below reflect the current requirements, you will be expected to remain flexible and support additional tasks as projects and the wider business develop.

Key Responsibilities

  • Oversee several high-volume residential new-build developments across the Isle of Man
  • Lead and support site teams, driving high standards of delivery, behaviour, and performance
  • Maintain excellent standards of health & safety leadership, compliance, and site culture (including stopping unsafe work)
  • Mobilise projects effectively, including site strategy, logistics planning, temporary works approach, and site set-up standards
  • Manage construction programmes, subcontractors, and site resources to achieve key milestones and handover dates
  • Maintain tight control of project performance, identifying risks early and implementing practical mitigation measures
  • Produce clear, structured weekly reporting (programme, progress, risks, H&S, quality, commercial issues, decisions required)
  • Work closely with the Design Team and Commercial Manager to coordinate delivery, buildability, and cost control
  • Drive design coordination, RFIs, and information release to prevent delays and rework on-site
  • Support subcontractor procurement and appointment: scopes, tender comparisons, recommendations, onboarding, and performance management
  • Manage change control/variations and protect programme and margin, in conjunction with the Commercial Manager
  • Chair progress meetings and issue clear actions, updates, and follow-ups to all stakeholders
  • Build strong working relationships with clients, supply chain partners, consultants, utilities providers, and statutory bodies
  • Drive quality assurance and consistent standards across all sites (ITPs, checklists, hold points, plot sign-offs, photo records)
  • Ensure effective coordination of utilities and statutory requirements: inspections, approvals, testing & commissioning, and adoption/handovers where applicable
  • Resolve issues promptly to avoid delays, disruption, reputational risk, or cost escalation
  • Manage stakeholder and neighbour matters (noise, access, complaints) and ensure prompt, professional resolution
  • Oversee handover compliance and documentation, including certifications, warranties, commissioning records, as-builts, O&M packs and homeowner information
  • Oversee defect prevention during build, and lead defects management and close-out through completion and the defects period
  • Oversee after-sales/customer care processes to ensure effective close-out, handover quality, and customer satisfaction
  • Coach and support Site Managers and supervisors, maintaining consistent “way of working” across schemes
  • Assist with claims, disputes, and contract administration matters where required, working with the commercial team
  • Undertake additional duties as required, as the role and business needs evolve

Requirements

  • Proven experience as a Contracts Manager delivering residential new-build housing projects
  • Strong track record of managing multiple live sites/schemes simultaneously
  • Sound capability in programme management, subcontractor control, QA, and H&S leadership
  • Commercial awareness with confidence in managing performance, change control, and cost-to-complete discussions
  • Strong leadership and communication skills with a practical, delivery-focused approach
  • Organised, proactive, and comfortable working independently with minimal supervision
  • Full driving licence and willingness to travel across the Isle of Man
  • Must be comfortable being site-present and accountable/engaged as regards to outcomes, not just reporting
